Why Invest in a Foreclosure?

One of the most frequently asked questions of real estate investors is "why invest in a foreclosure?" While there are many reasons people invest in foreclosure property, the main reason is to make a profit.

Many real estate gurus invest in foreclosure property to expand their investment portfolio. Others purchase foreclosure property as a second home, vacation get-away, place to retire, or for rental income.

Foreclosure investing is definitely not an option for everyone. However, if you have extra time and money to invest in real estate, foreclosure property could take your portfolio to a new level. Many investors purchase foreclosure homes with the intention of fixing them up and selling them quickly. This is referred to as "house flipping" and has become quite popular amongst real estate investors.

Others invest in foreclosure property to use as rental properties. Some people own dozens of foreclosure homes and rent them out on both long- and short-term basis. Obviously, you will want to charge more rent than the cost of your mortgage payment. For instance, if your mortgage payment is $1,000 per month, you may need to charge $1,400 or more.

What you charge in rental income will be based on the amount of the mortgage payment, along with the annual property taxes. Remember that as the landlord, you will be responsible for taking care of any problems that may arise. You want to charge enough to cover these expenses should they arise.

When you invest in foreclosure property, you have the option to move at your own pace. If you want to do the repair work your self, but have limited time to do so, it may take you a year or more to spruce the place up. If you choose to work at your own pace, just make certain you can comfortably afford to make the mortgage payment each month.

Do not rush into foreclosure investing until you thoroughly understand the process and are comfortable with the potential risks. There are literally thousands upon thousands of foreclosure properties available throughout the U.S. Take time searching for a foreclosure property that suits your needs and your budget.

The sad truth is there will always be foreclosure properties available. Learn everything you can about the real estate market, take your time locating the perfect property, and work with a qualified realtor until you are comfortable buying foreclosure properties. If you follow these steps you have an excellent chance of creating an unlimited income.
