The matchmaking factor One unique way to entice the buyers looking to purchase a house
The ultra competitive real estate market demands inventive ways to entice and convince buyers to buy a house. Despite having a good house with every necessity, it is difficult to get a decent buyer. Apparently, you’ll have to go an extra mile to convince the buyer interested in your house. There are many beautiful houses in the market and buyer wants the best for his money. Location of the house is also an important factor in buying a house. Buyers wants a beautiful house in a good location/neighborhood with all amenities like hot water, a suitable garden, good construction, and a clean house. Even if you have everything in place, you will find it difficult to get a decent buyer who is willing to pay accordingly. To entice the buyers and sell your house, you need to be innovative – finding unique ways to explain the virtues of the house you are selling.
One of the most unique ways is to invite the buyer to stay in the home they are considering to purchase. There was a television series; “Date my House” on TLC showing buyers staying at the home, they were interested in and getting to know the house. This way, they get more time to spend in the house and test the waters. They’ll have the opportunity to really get acquainted with the home. This helps them envision living happily ever after there.
Obviously, you don’t want to let strangers stay the night in your home. There are other ways to beguile buyers. Consider the following steps to make sure you stop them going anywhere else:
- Remove all your personal items from the house. Just as you don’t want to show pictures of your ex on a first date, put certain things away. The idea is to engage the buyer emotionally. You don’t want to leave out family pictures and your children’s artwork to remind the buyer that the house belongs to someone else.
- Set the mood. Think of a romantic place. If you want them to fall in love with your house, consider using candles everywhere for lighting, light the fireplace, if it’s cold outside and play instrumental music to create a romantic atmosphere which will surely be a pleasant surprise for the buyer.
- Don’t stay with the buyers in the house. Let your agent play matchmaker. This is the time for the home and the buyer to get to know each other personally!
Graciously, leave a note on the way out explaining that you appreciated their visit. Ask for a feedback too. They will feel more obligated to respond to your request.
