First Time Homebuyers – Advice for Better Home Hunting
Making the transition from renting to owning your own home is a wonderful thing. After all, being able to truly take some pride in your new abode because – well it’s yours – is an awesome feeling. However, the process of searching and choosing just the right home, especially when on a shoestring starter budget, can be overwhelming if you’re not prepared. With that in mind, here are a couple thoughts to help you get started on the right foot.
Start Your Search Online.
I might be getting a little too basic with this tip, but sometimes it’s easy to get moving too fast. What I mean is if you immediately start looking with an agent, that’s great – but you’ll be looking at just the homes that they want you to see, not necessarily those that you might lean towards on your own.
Try starting off at least on a general level by browsing the net to begin seeing the big picture of what’s all out there on the market in your range. If your community isn’t comprehensively represented by a good online real estate site, try your local MLS’s site. It might not be the most user friendly or have loads of detail, but it will have at least some basic info for most of the for sale properties in your area.
Location, Location, Location.
Obviously, choosing the perfect neighborhood has a profound effect on your search for a new home. Take lots of time in advance before even beginning to look at homes to make sure you’re absolutely positive about the neighborhood. Ask yourself a few of these questions:
- Are you compatible with the area?
- Is it close to where you work?
- How far will you have to drive to do the things you like to do or just to run errands?
- What is the average house worth in the neighborhood?
- Will you be able to afford the ideal upper-middle range home in your area?
All of these aspects are worth thinking about. It’s really easy to find the perfect house and make a winning offer, but even though the house might be exactly what you want, you might end up having regrets about its location. Get this squared away even before touring homes.
Be Prepared For the Visit.
After you’ve nailed down the big picture aspects of searching for a first time home – identifying everything that’s available in your locale for your price range and then focusing down to one specific neighborhood, it’s time to actually pound the pavement and begin going through the homes on the market.
Don’t just settle on the first couple of houses. Instead, explore a large variety just to be extra sure you’ve seen it all. To help remember the highlights, don’t be shy – bring a camera with you to the walk-throughs and keep track of what you see. Pictures will not only help you remember what was what, but they’ll also help you to compare any details later on when there’s not as much pressure.
Get started on the right foot and you’ll end up being much more satisfied with the home you ultimately choose. With that said, happy home hunting and congrats in advance on your brand new home purchase!
